To be fair, the spec for 1000BaseT goes to 100 meters on cat 5. If you're that close to the CO, just run ethernet and save the hassle. :)

Running new cable isn't challenging, it's just expensive. And if you were running new cable, you'd place fiber and be done with it.

The continuing advancements in capabilities over legacy cabling, generally Cat-3 unshielded twisted pair (UTP) wire are useful if you want to avoid running new cable. At short distances like this, you could imagine usefulness in older apartment buildings, where Cat-5 isn't in place and there are no utility ducts or chases that would ease a swap-out of old Cat-3 for newer Fiber or Cat-5.
